Commercial roof leaks should be investigated promptly, but the visible stain is not always below the entry point. Water can move along laps, purlins, insulation, services and internal finishes. Effective rectification identifies the likely path and failure mechanism before selecting a repair.
Make the area safe first
Keep people and stock away from wet or damaged internal areas. Treat water near electrical equipment, damaged ceilings or signs of structural distress as an urgent building-management issue and involve the appropriate emergency, electrical or engineering professionals. Do not send untrained staff onto a wet or damaged roof.
Record when and where the leak appears
Useful evidence includes photographs, the date and duration of rain, wind direction, whether plant was operating, the first internal location observed and any recent roof or service work. Marking internal symptoms on a plan can help compare them with roof penetrations, drainage and sheet or membrane layouts.
Use the right investigation method
- A safe visual inspection can identify damaged sheets, membranes, flashings, fasteners, sealants, penetrations and blocked drainage.
- Moisture meters or thermal imaging may help identify patterns when conditions are suitable, but they do not automatically prove the entry point or cause.
- Controlled water testing may be useful in some systems when planned to avoid further damage and when other causes have been considered.
- Opening up concealed construction should be limited, documented and coordinated with the responsible building professionals.
No single technology guarantees a precise diagnosis on every roof. The investigation should state its limitations and distinguish observations from conclusions.
Repair the cause, not only the symptom
A failed flashing, membrane split, open lap, deteriorated fastener, penetration or drainage issue requires a repair compatible with that roof system. Applying sealant over a wet, dirty, moving or incompatible surface can hide the problem temporarily without creating a durable repair.
Where defects are widespread, materials are no longer serviceable or repeated repairs have failed, broader roof rectification or replacement should be compared with another isolated patch.
Plan work around the facility
The repair program should address safe access, weather protection, exclusion zones, stock or equipment below, noise, debris, odour, cure time and unexpected substrate conditions. Product weather windows are manufacturer-specific; there is no universal “best season” for every repair or Australian location.
Document the completed repair
Keep the assessment, scope, before-and-after photographs, products used, application conditions, warranty terms and follow-up requirements. A warranty should state what labour and materials are covered, exclusions, maintenance conditions and the process for reporting a recurrence. Avoid treating a generic material warranty as proof that the leak source or workmanship is covered.
